Simsbury is one of Connecticut's oldest communities. The town incorporated as Connecticut's first town in May 1670. The population in Simsbury has grown from 5,000 in 1950 to today's population of 23,000. While Simsbury has experienced development in the last few decades, the Town has been sensitive to maintaining its rural appeal. Located in the Farmington Valley, Simsbury incorporates many of the best features of suburban living. In the Simsbury area you will find a wide range of excellent housing, highly rated schools systems, fine restaurants and lots of shopping. Nearby Hartford boasts the Hartford Symphony, the Hartford Ballet and Connecticut Opera.

Outdoor activities in the area include fishing, hiking, camping, golf, horseback riding and mountain biking. Downhill and cross country skiing is only a short drive to both the Berkshires and Vermont. The Connecticut seashore is close by for water lovers and the Mystic Seaport and Aquarium are also located within a short drive from Simsbury.
Fertile farmland lies along both sides of the Farmington River through Weatogue, borders the town center, and then stretches to Tarrifville. The hills of the valley are a scenic backdrop. Off Route 185 is the entrance to Talcott Mountain State Park and the Heublein Tower, the Valley's most visible landmark.

Descending route 185 are two well groomed farm estaes that serve as an informal gateway to Margaret Patricelli's Folly farm, an outstanding equestrian center that regularly hosts charitable events. Across the road, Brian Foley and Lisa Wilson-Foley put smiles on faces of passerby's with the collection of exotic animals and seasonally decorated red barns.

Moving north, Terry's Plain connects East Weatogue to Tarrifville. On the way is Curtis Park popular amoung youth soccar programs. Ahead is a precipitous drop in the river's level at Tarriffville gorge which test even the most skillful enthusiasts. A frequent site of national canoe and kayak competitions, the gorge's whitewater power spurred the development industries that connected one part of town to the other.

Real Estate Tips
Disclosure Laws >Disclaimer Clauses

Before the professional inspects the home that you are buying, you will be asked to sign an acknowledgment of the scope of the inspection. This document will probably include a disclaimer clause designed to relieve the company of responsibility if they should miss a defect. What happens if a defect is missed during an inspection?

The disclaimer clause may get the inspection company off the hook for a defect if there is no visual indication of a problem. If the inspector clearly indicated that he was not checking for that problem--many inspectors do not check for dry rot or inspect roofs--then the recourse will be limited. If negligence is involved, or if the defect should have been obvious to a professional inspector, the disclaimer is not likely to protect the inspector. If you find an undiscovered defect, discuss the matter with the inspector. Depending on the situation, the responsibility for remedying the problem may rest with you, the sellers, and/or the inspector.
